Palacios Time RV Park and Resort is a service-oriented business.

Therefore, we do not have a landlord/tenant relationship/agreement with any daily/weekly/monthly guests or any additional visitors listed, unlisted or persons our on property.

Palacios Time RV Park & Resort LLC Owners, Management or Office personnel are in no way liable for any personal Injury, damage or theft of personal possessions, pets or Property of guests, visitors listed or unlisted on Contracts and any other additional persons on Premises.

Terms and Conditions, Policies and Rules are agreed to by Guests, visitors, and Persons at time of reservation and or on Day of Site Assignment between Palacios Time RV Park & Resort.

 

RV site MAXIMUM OCCUPANCY

5 persons per site including children. Limit to 3 adults per site. Adult is 18+; Child is 17 and under. Additional adult or child over age of 3 is $5 per day or night stay/ additional $150 per month per person.

 

Cancellations &/or Refunds: 

100% Refund up to 24 hours prior to check-in.  

50% Refund the Day of or After your Check-in date

$20 Cancellation fee will be applied for all Refunds/Cancelations

Holidays require a 3-night minimum reservation and FULL payment. NO Refunds on Holidays. Holidays include Memorial Day, Four of July, Labor Day, Thanksgiving and Christmas. The weekend considered for the holiday is closest to the actual holiday day. All reservation deposits must be made using: Credit Card/Cash

Shortened Stay/ Terminations

If you chose to shorten your stay or are asked to leave due to violations of rules, guidelines, Policy and or Terms and Conditions, there will be no refunds. All Rates and Fees apply at time of termination of stay or at the time you chose to leave earlier than planned. Our rules are designed for the safety and enjoyment of our guests and any violation will be sufficient cause to terminate your stay without additional notice.

We reserve the Right to refuse Service, remove guests and or their Belongings at their expense for failure to pay full amount owed or failure to comply with Rules, Guidelines, Policies, and or Terms and Conditions of the park.

Palacios Time RV Park & Resort Owners, Management or Office personnel are in no way liable for any personal Injury, damages, theft of personal possessions of guests, visitors listed or unlisted at time of stay and or who are on Premises without permission.

 

Rates/charges and Fees

Rates and Charges: Paid in advance at time of Reservation. All Rates include Daily/ Weekly RV Sites, Monthly RV Site +Monthly Sight Electrical Deposits. All Charges for Extra Guess, Parking and or Storage including Non-Site Storage. No Subletting

  Monthly Rates: Due on 1st of each month. Late fee of $50 will be applied after the 3rd of each month with additional $15 per day starting on the 7th.  Charges not paid by 10th of the month will result in removal from premises, all Guests Property and contents at customers expense and will be pursued through legal means for debt collections. No Subletting .No Refunds after original Check In Date.
Monthly RV sites require an additional Monthly Electrical Deposit $150 at time of reservation

Monthly RV Sites Electric

Electric is billed separately- Electrical Utilities are Not included in Monthly Site rates. Guests agree to pay utilities deposit of $150.00 at time of reservation and agrees to pay exact electric utility cost per site meter reading each month. Meters are read on the 20th of every month and billed per usage. All electrical usage, Fees, Late Fees and site Rates will be paid current prior to leaving.

Monthly Stay Cancellations must be made in writing and all Rates, Fees, Late Fees, Electric will be paid Prior to Leaving

‍Review all Palacios Time RV Rules, Terms and Conditions and Policy prior to booking.

 

Storage/Non-Site Storage Rates

Due on 1st of each month. Late fee of $25 will be applied after the 3rd of each month with additional $15 per day starting on the 5th.  Charges not paid by 10th of the month will result in removal from premises, all Guests Property and contents at customers expense and will be pursued through legal means for debt collections. Additional $50 clean up fee for any remaining, Debree, mud, oil algae or waste left behind on Sight. No Subletting

 

All RV Sights Late Fees will be applied accordingly and paid prior to Leaving. See All Rules, Guidelines, Policy and or Terms and Conditions

Default

Any failure to pay Rates or other charges promptly when due or to comply with any other term or condition, Policy, Rules shall at the option of Palacios Time Rv Park & Resort, promptly terminate all Access to our property to anyone and forfeit all rights to stay, deposits, Refunds.

Maintenance/RV Site: All Guests shall always keep and maintain the RV Site in a clean and sanitary condition, and on the expiration or earlier termination of the stay shall surrender the RV Site to Palacios Time RV Park & Resort in as good condition as when received, ordinary wear and tear and damage by the elements excepted.

 

Indemnification

Guests and Visitors shall indemnify, defend, and hold Palacios Time RV Park & Resort harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from Guests and Visitors use of the RV Site or from any activity in or about the RV Site unless caused by the gross negligence or willful misconduct of Palacios Time RV. Guest and Visitors shall further indemnify, defend, and hold Palacios Time RV Park & Resort harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from any breach or default in the terms of this agreement or arising from any act, negligence, fault, or omission of Guests and Visitors and from and against any and all costs, reasonable attorney’s fees, expenses, and liabilities incurred on or about such claim or any action or proceeding brought on such claim. In case any action or proceeding shall be brought against Palacios Time RV Park & Resort by reason of any such claim, Guests, and Visitors, on notice from Palacios Time RV Park & Resort, shall defend it at guests and visitors expense by counsel approved in writing by Palacios Time RV Park & Resort.

Management: reserves the right to make changes to the rules, regulations, and fees when necessary.

Agreement

Both parties, by agreement of RV site assignment and Facility accesses are considered in agreement to these terms and conditions in lieu of written signatures.
